The City of Greater Sudbury is taking the next steps on the LaSalle Boulevard Corridor Plan and Strategy (LBCPS). The LBCPS was completed over 13 months (2017-2018) with various check-ins with the community and with Council. The LBCPS has a number of recommendations associated with land use planning to create a new land use framework for the corridor, including integrating high-quality intensification, supporting public transit, and policies for private and public realm improvements.

It is now time to develop the zoning by-law to implement the new vision for LaSalle Boulevard, as adopted by Council with Official Plan Amendment No. 102 in April, 2020.

Staff presented the first of three reports in July, 2020 on the proposed zoning amendments associated with the LBCPS. This report described the approach to the zoning by-law amendment.

Proposed Approach to Zoning By-law Amendment

Staff presented the second report in September, 2020 which included the draft zoning by-law amendment.

Proposed By-Law Amendment - September 2020

The third report will include the final zoning by-law presented for consideration at a public hearing under the Planning Act. This Public Hearing is scheduled for May 10, 2021, starting at 1pm.

Residents are invited to provide their feedback on the draft zoning by-law amendment at one of the following virtual Zoom sessions:

Tuesday, May 4, 2021
5 to 8 p.m.,
https://www.greatersudbury.ca/lasallemay4

Wednesday, May 5, 2021
1 to 4 p.m.
https://www.greatersudbury.ca/lasallemay5

The sessions will begin with a short presentation and will be followed by a question and answer period.

Highlights of the proposed zoning framework include rezoning parcels along the corridor to a “C2” General Commercial Special, and establishing build-to line from the Right Of Way. In order to complement that concept, the amendment would introduce a requirement that a certain percentage of the front lot line be occupied by a building.
